Any system that can send an email works with Welco. Here's how to set up Honeywell, one of many building systems that text alarms.

A BMS, or building management system, runs and watches a building's heat, cooling, air and water. Honeywell sells more than one, so the first job is to know which you have.

Not sure which one you run? The name is usually on the login screen or in your service agreement.

  • Your Honeywell front end, the workstation or web screen where alarms show up today.
  • Someone who can change its alarm settings, such as your Honeywell service tech or controls contractor.
  • A Welco account with a verified business. Start free to get your Welco address.
  • The people on call, invited by email. Each opens the join page, enters their own cellphone number and replies YES.

Set up Honeywell alarm texts in 5 steps

Honeywell front ends don't share one menu layout. These steps describe what to look for, not exact screen names.

  1. Find out which Honeywell front end you run

    Honeywell WEBs systems are built on Tridium Niagara. If you run WEBs, follow the Niagara alarm text setup instead. Other Honeywell front ends usually have an alarm email or notification setting.

  2. Approve the Honeywell sender in Welco

    Find the From address your system sends alarms from, such as bms-alarms@bas.example.ca. Add it to Welco's allowed sender list. Mail from other addresses won't become texts.

  3. Point the alarm email at your Welco address

    Open the alarm email or notification setting and add your Welco address as a recipient. If the system has never sent email, set its outgoing mail server (SMTP) first with help from IT.

  4. Send only urgent priorities

    Most Honeywell systems tag alarms with a priority or level. Send only the top levels to Welco, and leave the rest on the workstation.

    • Loss of heat, server room heat, water leaks and freeze alarms are common first picks.
    • Skip filter, runtime and schedule alarms. They can wait for the morning.
  5. Check one alarm in test mode

    Switch on Welco's no-text test mode, then trigger one safe alarm. Read the logged text, adjust it, and switch test mode off when it looks right.

Tips for Honeywell BMS alarm texts

Small choices in Welco decide whether a Honeywell text helps or just buzzes.

  • Send weekend alarms to the weekend phone

    Set weekend on-call routing so Honeywell alarms on a Saturday reach the person covering. Weekday alarms can go to the full crew.

  • Reach the operator and the property manager

    A server room alarm may need IT and facilities at once. Texting several phones per alert gives each person their own copy.

  • Keep each alarm to one text

    Honeywell point names and areas add up fast. Shortening each alert keeps the reading and drops the filler.

  • Stop a burst after a power blip

    A short power dip during a storm can make many points alarm together, a classic flood of alarms. Flood control holds the burst to a few texts the on-call person can read.

Why did a Honeywell alarm text never show up?

Follow the alarm from the front end to the phone, one hop at a time. Most fixes are quick.

  • The alarm wasn't emailed. Check that its priority is in the group you send to Welco.
  • The mail server blocked it. Ask IT to allow the BMS to send email out.
  • The sender is new. After an upgrade, approve the new From address in Welco.
  • The phone isn't set. It needs a YES reply and must be a mobile, not a desk line. Welco's delivery status reports explain any failure.

Frequently asked questions

How do I set up Honeywell WEBs alarm texts?

Follow the Tridium Niagara steps. WEBs is built on Niagara, so alarms leave the station through its email service and an email recipient. Put your Welco address in that recipient, link your urgent alarm classes to it, and approve the station's From address in Welco.

My Honeywell front end isn't WEBs. Can it still send alarm texts?

Yes, if it can email an alarm. Look for an alarm email or notification setting, or ask your Honeywell service tech where it lives. Add your Welco address there. If the system can only show alarms on screen, it needs email turned on first.

Will the on-call person need an app to get Honeywell alarms?

No. Each alarm lands as a regular text that opens with Welco:, so any mobile phone works. Staff join from your invite with their own number and reply YES. They can leave at any time by texting STOP.

Does Welco touch the Honeywell controllers or the building network?

No. Your front end sends an email out, and Welco reads only that. Nothing connects back to the BMS, and no inbound port is opened. Mail from any sender you have not approved is turned away.

Which Honeywell alarms should go to phones?

Send the alarms that can't wait until morning. Loss of heat, a hot server room, water leaks and freeze alarms are good examples, especially from November to March. Leave filter, runtime and schedule alarms on the workstation. A short list keeps people trusting the texts they get.

Can I run Welco next to my current Honeywell alarm callout while I test?

Yes. Add your Welco address as an extra email recipient and leave the old path running. Turn on test mode to see each alarm in Welco without sending texts. When the texts look right, switch test mode off and retire the old path when you're ready.

Can the on-call person answer a Honeywell alarm text?

They can reply, and Welco emails the reply to the address the alarm came from. That reply uses message credits, and it does not acknowledge anything in the BMS. For a server room alarm, a quick call between IT and facilities is usually faster.

What does a Honeywell alarm text cost?
